Who we are:
Gary and Pat Machacek are the principals of Northwest Associates. Both are licensed architects and have extensive experience in housing design, construction management and Federal and State agency finance. They have been dedicated to developing affordable housing since 1989. To date, they have been the general partners in 26 low-income housing complexes for families and the elderly in Idaho, Oregon, Montana and Wyoming.
Jason Machacek has been working with Northwest Associates to develop affordable housing since 2012. He has been a general partner in 2 complexes for families in Wyoming, and is actively working on several additional projects for families and the elderly across the Northwest.
What we do:
Northwest Associates purchases existing low-income housing projects that are in need of major renovation from sellers whose tax benefits have expired or who wish to relieve themselves or their company from the project’s debt and other obligations. We typically obtain financing for projects through loans from USDA Rural Development, tax credits, HOME and commercial loans and various other available grant sources. We develop an extensive rehabilitation plan for the complex, including health and safety concerns, site and apartment accessibility, increasing longevity and livability of the complex, and increasingly incorporating green energy and water system improvements. We believe that affordable housing should be quality housing and we strive to realize that philosophy in all the work that we do.
